With individual leasing, you are only responsible for your contracted payments. Unlike a traditional lease or a joint lease, if your roommate moves out or fails to pay rent, it does not affect you or your lease. An individual lease makes it easy to manage your own accounts and responsibilities.
In our effort to create a more enjoyable living environment for the student renter, we now require all residents to carry an active renter's insurance or tenant liability policy during their lease term. Requiring basic liability coverage has become a common practice in apartment living to provide peace of mind and protection from the unforeseen events that sometimes occur. Our required tenant liability coverage works to protect the resident from liability exposure created while your student is away from home, including but not limited to negligent damage to the apartment unit, negligent damage to another resident's property or even injuries to guests while visiting. Or if you choose to enroll in a more robust renter's insurance policy, you may be able to protect belongings such as text books, phones, electronics and other valuables in the event of theft or destruction. As long as your chosen policy meets the minimum coverage outlined in your lease agreement, feel free to pick any provider you feel is the best fit for you. If you don't feel like searching for an insurance provider, we offer an easy way to enroll in the minimum liability only coverage as part of your rent payment. If you know you want additional coverage on your belongings but don't want to shop around, we have identified a national insurance provider specializing in student renter's insurance coverage. 111 South has free Roommate Matching Services available to all leaseholders. If you apply for a bedroom without roommates in mind, we will fill the remaining beds in the apartment for you! The application will measure your preferences across a few different areas, and this information will be used to make the best possible roommate matches.
You are certainly welcome to apply and live with your friends as well. If you have desired roommates, provide their name on the application and we’ll make sure the match is made! Each member of your group would still need to submit their own application and sign their own lease.
Co-ed arrangements will only occur by request or by designating a preference for co-ed living.
We have both furnished and unfurnished options available! Every furnished apartment comes with living room, kitchen, and bedroom furniture at the cost of just $25 per month! Kitchen appliances and washer/dryer sets are included in the unfurnished package as well.
Yes! Our leases are all-inclusive, which means our rate includes water, sewer, trash, cable, and high-speed wireless internet.
All of our residents & their guarantors have access to our online resident portal, helping you and them keep up to date with their life here in Statesboro! You or your student can pay rent online with a credit card or via checking or savings account, set up monthly payments, and submit maintenance requests, all with just a few clicks of your mouse!
YES! At 111 South we LOVE our furry family members and want you to bring them with you! Make sure to register with the office and be advised that pet fees, additional pet rent and breed restrictions may apply.
Typically not...but with us it can! We've partnered with RentPlus, a program to allow for on-time rent payments to reflect positively on your credit report.
